Title 24 Plans Checklist

Required is one full set of working drawings (as to be submitted to Building Department). Drawings will not be returned and will be kept on file should any questions arise. These drawings should contain the followings items:
1. Site Plan with north arrow.
2. Proposed floor plan. Indicate all window and door sizes on exterior and common living/garage walls. Indicate orientation (north arrow).
3. Indicate windows to be replaced or removed if addition or alteration. Note furnace output (bonnet) capacity, manufacturer, model number, duct location and R-value of ducts. Indicate water heater size and location. Indicate if gas, propane, or electric space and water heaters are proposed.
4. Existing floor plan (if addition or alteration). Indicate all items as noted above. If full as-built working drawings are unavailable, indicate plate height of walls and ridge heights in vaulted areas (so volume of house can be calculated), and overhang lengths. Note approximate date of original construction and assumed insulation levels. Indicate existing window types. I.e. single glazed aluminum framed slider.
5. Exterior elevations. Indicate finish wall and roofing materials. Note orientation of elevations (north, south, ...). Indicate somewhere type of windows proposed. I.e. dual pane extruded vinyl framed sliders type. Indicate overhang length and shading devices.
6. Provide sections as available. Indicate interior finishes and proposed insulation. Indicate roof pitch and exterior finishes. Indicate wall plate heights and stud depth and spacing. I.e. 2x4 at 16" o/c. Indicate floor and roof framing systems and spacing.
7. Owner's name, mailing address and phone number. 
8. Site address, lot number and subdivision name, or Assessor's Parcel Number.
9. Contractor's name, address and phone number.

 

What You Will Get :
1. Minimum of three copies of completed Title 24 Energy Compliance documents. One bound copy will be provided to the owner (to stay with the house upon sale), two copies for the building department, and one copy for the designer (if other than the owner).
2. One copy of a Home Energy Manual (to stay with the house upon sale). The documents provided will show that state mandated energy compliance measures are met. In addition, both space heating and cooling loads will be calculated which are instrumental in assisting a HVAC contractor or Mechanical Engineer design heating and air conditioning systems. In the case of additions, this will determine if the existing HVAC system is adequately designed to meet proposed increase in heating and cooling load.
